ENGINEERING SERVICES REPORT
Client: Hass Holdings ATF The Quasar Trust Location: Taylor Court, Cooroy
7.0 STORMWATER DRAINAGE
The site generally slopes from north to south at a grade of 5%
The stormwater quantity for the site shall be detained in accordance with the proposed detention
strategies shown in Covey Associates Stormwater Management Plan (Report No: 100415 Rpt
Issue A). It is proposed that the minor external flows entering the site will be adequately conveyed
through the proposed development to the proposed detention structure without adversely
inundating the proposed development.
The stormwater quality of the development will be undertaken in accordance with Covey
Associates Stormwater Management Plan (Report No: 100415 Rpt Issue A). The treatment of
stormwater will be carried out in accordance with state and local authority requirements.
All runoff leaving the site will be directed towards the existing stormwater infrastructure network
both within the subject lot and in the Taylor Court road reserve shown in Noosa Council’s Assets
DBYD Map.
Refer to Appendix B for Noosa Council’s Assets Affected DBYD Map.
8.0 SEWERAGE RETICULATION
Based on the original operational works approval (2007/907) and Unitywater’s DBYD Map, the site
has been identified immediately adjacent to areas serviced by sewerage reticulation. It is
anticipated that the original operational works allowed for sufficient capacity within the exiting
sewerage network, located along Taylor Court to the east, to accommodate the increase in
demand.
Refer to Appendix C for Unitywater’s DBYD Map.
9.0 WATER RETICULATION
Based on Unitywater’s DBYD Map, the site has been identified immediately adjacent to areas
serviced by water reticulation. It is noted from the abovementioned approval that the reticulated
water supply does not provide adequate fire flows to this development and provision for adequate
fire fighting capacity must be provided at the building application stage. It is anticipated that there
will be sufficient capacity within the exiting water main network to accommodate the demand at the
site in other respects.
9.1 Fire Services
The development will be subject to further hydraulic design in accordance with the National
Building Code. Depending on pressure and flow availability from the proposed water source, it is
noted that booster pumps and water storage tanks will need to be provided for the development.
The storage tank sizes are subject to future detailed design however sizing as indicated in
accordance with AS2419.1:2005 would be in the order of 144 kL. This is assuming no inflow to top
up the tanks during the fire fighting period. This will have to be split over two tanks to ensure some
capacity is retained in case of any maintenance being carried out on one of the tanks. Should the
power fail to the primary duty electric pump, the fire supply shall run using a backup diesel pump.
The tanks size can reduce based on the available inflow from the reticulation system.
The following components as required for the developments fire services system; fire hydrants, fire
hose reels, fire extinguishers and fire detection alarm systems.
