Natural Resources Overlay Code – Gas Pipeline Buffer and Agricultural Land Conservation

The subject site is identified in the Noosa Plan Natural Resources Overlay Mapping as being impacted
by a gas pipeline buffer (Figure 9). Further to this a small fragment of the northern boundary is
mapped as agricultural land conservation area. Given the proposal will form part of the larger
development at 19 Trading Post Road, despite building within the gas pipeline buffer, the proposed
poses no further threat to that approved and has been appropriately mitigated through design. It is
therefore considered that despite the land being impacted by these overlays, the proposed
development does not pose any threats to the integrity of the gas pipeline or agricultural
conservation area.
