RFI (rec. 5.06.26) 2567 - 18 Taylor Court, Cooroy - RFI Response Letter - 08.05.2026
Due to grading constraints of the site, the piped drainage system has been
designed to convey the 1% AEP. All undeveloped upstream catchment, with the
exception of the small catchment naturally draining to Taylor Court, can be
conveyed by piped drainage to the ultimate basin. Temporary diversion drains
and field inlet pits are provided to maximise catchment diversion to the basin
with each successive stage, as shown on revised drawings (refer Sheets C101
and C102).
A construction phase erosion and sediment control plan will be required to be
prepared by the contractor and certified by a suitably qualified person prior to
commencement of works. The contractor is required to maintain appropriate
erosion and sediment control measures throughout construction and all interim
stages of the works.
• Item 6 – Bioretention / Detention Basin
The bioretention basin is a private asset and will not be transferred to Council.
Maintenance is the responsibility of the body corporate.
The requirement for dedicated maintenance access under PSP6 is directed at
Council contributed assets. Its application to a private asset is not considered
warranted in this instance.
The proposed 1:3 batter from the adjacent driveway to the basin floor provides
suitable access for maintenance purposes. This approach is consistent with
comparable privately maintained bioretention systems constructed throughout
the estate. This item is considered addressed.
• Item 7 – PWD Park
This item has been addressed. The proposed landscape infill has been
relocated accordingly. Refer to the revised Civil Engineering Drawings included
in Appendix A.
• Item 8 – Waste
The Waste Management Plan (WMP) and associated turning path plans have
been amended. Refer to the updated Waste Management Plan included as
Appendix C. The development proposes the use of 2m³ bins serviced by a front
lift waste collection vehicle (HRV), in accordance with Noosa Council
requirements.
Swept path analysis has been updated to reflect the appropriate front lift vehicle,
including the required directional travel path through the site for each stage of
development. Manoeuvring of the vehicle has been demonstrated for each
stage of the development and is detailed in Section 4.3 of the WMP, allowing
for the WCV to enter and exit in a forward direction with each successive stage.
All bin storage areas shall be constructed to meet the minimum requirements
provided in Noosa Council PSP, Schedule 6.10.5 – Waste management design
