2.2. Site Description

Figure 1 – Aerial Photograph
The existing industrial building and associated parking to be used for the proposed development
is located towards the western end of the site and fronts Venture Drive and Project Avenue. The
subject site falls to the west towards Project Avenue.
The existing shed has a height of about 6m and an existing floor area of about 400m², with an
unapproved mezzanine storage area included. The subject land has a frontage of about 20m to
Venture Drive and 35m to Project Avenue.
A number of trees and some landscaping is provided at the Venture Drive frontage in the front of
the sealed parking area. Some street trees exist in the road reserve and onsite at the Project
Avenue frontage. The existing carpark and driveway are sealed with access obtained from
Venture Drive.
2.3. Surrounding Land Uses
The site is generally centrally located within the existing industrial estate with a range of other
uses primarily of an industrial nature located to the north, south, and west. To the east of the
existing building and on the same allotment is Bridgestone Tyre and Mechanical. To the south is
vacant land with the portion fronting 134 Eumundi Noosa Road occupied by Noosa Pit Stop
mechanical service centre. Each of the above uses have carparking at the frontage to Eumundi
Noosa Road.
It is noted that other approvals for similar developments have been approved for breweries within
the Industry zone, with food and beverage being ancillary and complementary to the primary
industrial use (refer MCU16/0112 – Heads of Noosa & MCU16/0133 - Land & Sea).
