31 May 2019 The changes to Hoffman Drive have been addressed from a traffic perspective in the Traffic Impact Assessment lodged under separate cover. All external roadworks will be designed in accordance with Noosa Council and Austroads requirements. The site’s access will be off the existing driveway within the easement for site access for staff, visitors and service vehicles. A drop off bay will be constructed adjoining the existing driveway. Minor works to the existing internal roadway will be required as a result of the development. The roadway changes have been address in a Traffic Impact Assessment under separate cover. The proposed internal on-grade and basement car parking layouts are depicted on the architectural plans prepared by Thomson Adsett Architects attached in Appendix 1. All loading bays and car parks will be constructed in accordance with the relevant Noosa Shire Council and Australian Standards. 10 EARTHWORKS A preliminary levels plan showing the proposed site levels for the on grade car park and building pad is shown on MPN Plan 7662-DA03 attached in Appendix 3. Earthworks will also be undertaken on site for the construction of the basement car parking. Any shoring design for the proposed basement will be undertaken at the detail design stage of the development. The shoring will be designed and RPEQ certified to ensure that the neighbouring buildings are supported during both the construction phase and the operational phase. All shoring will be fully contained within the development site. An Acid Sulfate Soils investigation has been completed for the site and is lodged under separate cover. The investigation noted that the high level soils are naturally slightly acidic with the underlying sandy clays likely to be actual acid sulfate soils. The report provides a treatment requirement and methodology which will be adhered to during the construction process. The design and construction of earthworks will be in accordance with the recommendations of a geotechnical report along with AS 3798 – Guidelines on Earthworks for Commercial and Residential Developments. Any excavated material not suitable for fill will be removed from the site and disposed of appropriately in an approved landfill. 11 ELECTRICITY AND TELECOMMUNICATIONS The proposed development will be serviced for electricity and telecommunications services from the existing underground and overhead infrastructure. The electrical and telecommunications services will be extended into the site to provide the required level of service. All works will be undertaken in accordance with the relevant authority’s requirements. The existing Energex and NBN infrastructure in the vicinity of the site is shown on the Energex and NBN DBYD Plans attached in Appendix 4. 12 GAS There is no existing gas infrastructure in the vicinity of the site.
