MCU22.0154 - Response to an Information Request

In response to the Information Request, we reconfirm that the proposed unit will function
as caretaker’s accommodation by occupants attending to tasks including:
    - Vacuuming/sweeping of lobby floors and cleaning of public toilets;
    - Respond promptly to maintenance requests from tenants of the building;
    - Schedule maintenance of building services, such as the lift, air conditioning, etc.;
    - Maintain presence onsite during the night to provide security to staff and patrons
       of the shops, food and drink outlet and offices onsite and on surrounding sites,
       contributing to improved general vitality of the Peregian Beach local centre.

We refer to the prelodgement meeting minutes (Council Ref: PLM22/0030), where it was
noted that contributions could be paid in lieu of the 1 car parking space required for a
caretaker’s accommodation use. This being as opposed to a dwelling unit use, where the
prelodgement minutes note a physical car parking space would be required, rather than
contributions. The proposed development simply involves adding a second floor to the
existing building that takes up 100% of the subject site and physically cannot provide a
car parking space onsite. Reduction of existing built form to provide 1 car parking space,
which would also result in loss of on-street car parking, is considered an unreasonable
burden upon the development. As such, an additional amount of contributions for the
caretaker’s accommodation use is considered appropriate for the proposed development.
