2.0    SITE DESCRIPTION


The site is located at the end of Links Drive and is bound by Resort Drive to the north, an existing
section of the Noosa Springs Golf Resort and Spa to the south and west and the Giraween Nature
Reserve to the east.


The total site area is 3.81Ha of which approximately 1.02Ha is the subject of this development
application. Developable portions of the site currently contain existing retaining walls, tennis
courts, ancillary buildings, drainage infrastructure and landscaped areas. Elevations vary from
RL34.0m at the south-eastern extent of development works to RL19.8.0m at the north-western
extent of development works. The site is currently terraced to support buildings and tennis courts.
The site is zoned Tourist Accommodation and Recreation and Open Space on the Noosa Council
Online Mapping Portal.



3.0    EARTHWORKS & EROSION & SEDIMENT CONTROL


3.1    Earthworks


Refer to the attached sections and elevations for details of the finished surface profile for the
development site.


The development site contains existing retaining walls and terraced platforms supporting tennis
courts and ancillary structures. Additional earthworks cut, fill and retaining will be required in order
to construct proposed building pads, pools and car parking areas.


Earthwork’s operations will be carried out in accordance with the Noosa Council Planning Scheme
Policy and specialist Geotechnical Engineer advice.
