MCU Sustainable Building Design

The development incorporates water sensitive urban design principles through the provision of bio -
retention basin and on-site detention system to treat and attenuate stormwater prior to discharge.
Each tenancy includes a mezzanine level providing functional flexibility while maintaining an efficient
building footprint. Anti-graffiti treatment to external walls is specified to enhance long-term durability
and visual amenity. The clearly defined development footprint and configuration promotes ventilation
and natural light penetration to support a safe and sustainable built environment.

Reconfiguration of a Lot for Multiple Tenancies/ Leases and Staging under
         Community Title Scheme.

for separate disposition or separate occupation, other than by an agreement that is—
               (i) a lease for a term, including renewal options, not exceeding 10 years; or

                                                                                                       11
