 Code (9.3.2)
The caretaker will be required to manage the site on a full time basis
and the dwelling will remain subordinate to the business use and will
not be separately let or excised from the site. The proposed
accommodation residence at 18 Taylor Court Cooroy is designed and
located to avoid adverse impacts on surrounding land uses and the
local area by achieving the intended balance between operational
                          needs, security and amenity.

Proposed caretaker accommodation complies with the purpose and
overall outcomes of the Caretaker’s Accommodation Dwelling Unit and
Rural Workers Accommodation Code and an assessment against the
benchmarks of the code is included in Appendix F.

Industry Activities Development is for a low-impact multi-tenancy development within an
Code (9.3.10) established industry precinct that is appropriately located within a highly
connected employment area supported by infrastructure and road
                          access.

The development has been designed to operate safely and efficiently
while protecting surrounding amenity through internalised circulation,
on-site parking, landscape buffering, waste screening and stormwater
quality treatment. The proposal contributes to local employment and
economic activity while ensuring environmental protection, energy and
water efficiency opportunities and compatibility with surrounding land
                          uses.

The proposed development achieves the purpose and overall outcomes
of the Industry Activities Code and an assessment against the
benchmarks of the code is included in Appendix G.
Driveways and Engineering design and configuration provides a single consolidated
Parking Code (9.4.1) driveway crossover to Taylor Court aligned with the internal central
access aisle ensuring clear sight lines. The internal driveway network is
constructed to provide safe vehicle movement across all five stages
shared zones with bollards and compliant wheel stops to an engineered
                          standard.

Manoeuvring areas and temporary AV loading bays delivered in Stage
1 allow service and waste vehicles to enter and exit in a forward
direction with turning paths accommodated wholly within the site. The
design avoids queuing within Taylor Court, contains all parking and
manoeuvring on site, and achieves safe, functional and efficient access
that can integrate with adjoining uses.

Development complies or can be conditioned to comply with the
purpose, overall outcomes and performance outcomes or acceptable
outcomes of the driveways and parking code.

                                                                                                        17
