Code Assessment
Sustainable Building The design incorporates ventilation, effective shading, soft landscaping,
Design Code (9.4.6) construction material selection and climate-responsive building form to
support reduced heat gain and improved environmental performances
for a Low Impact Industry Use. Earthworks are balanced to minimise
import and export of material, reducing construction impacts and
transport emissions. The staged configuration allows for efficient
construction sequencing and infrastructure delivery, while landscaped
areas and bio-retention infrastructure contribute to improved water
quality outcomes and site permeability consistent with sustainable
industrial design objectives.
Development complies with the purpose, overall outcomes and
performance outcomes or acceptable outcomes of the Sustainable
Design Code.
Transport Code Development configuration is designed around a single consolidated
(9.4.7) access to Taylor Court that channels all traffic through one clearly
defined entry point and avoids fragmented vehicle movements along
the frontage. The internal transport layout is organised by a central
access spine serving all five stages with dedicated spaces with bollards,
wheel stops, waste collection areas and temporary loading bays to
ensure vehicle manoeuvring occurs wholly within the site rather than
spilling into Taylor Court and avoids adverse impacts on the
surrounding road network. The applicable parking rates are calculated
in accordance with Table 9.4.1.4 of the Driveways and Parking Code.
Development complies with the purpose, overall outcomes and
performance outcomes or acceptable outcomes of the Transport Code.
Water Quality and Finished levels across the developed areas are graded to formal
Drainage Code drainage infrastructure and the proposed basin with cut-off drains and
(9.4.8) prevent uncontrolled overland flow and protect adjoining land from
nuisance runoff. The design aligns with the code purpose of ensuring
development is planned and designed to protect water quality, maintain
effective stormwater drainage and avoid worsening.
Development complies with the purpose, overall and performance
outcomes or acceptable outcomes of the Water Quality and Drainage
Code.
Waste Management Supporting Waste Management Plan addresses the operational
Code (9.4.9) requirements of the Waste Management Code by identifying likely
waste streams, providing on-site bin storage for waste and recycling,
and allowing collection vehicles to enter and leave the site in a forward
direction.
Development complies with the purpose, overall outcomes and
performance outcomes or acceptable outcomes of the Waste
Management Code.
