It is noted that the existing Hoy Road currently provides a varying gravel width with an average of
approximately 7m. As part of the proposed development, it is proposed to upgrade Hoy Road to a sealed
formation up to the proposed development access.
Overall, the proposed design of the internal road network is compliant with the requirements of Councils
Standard Drawings.
4.2.3 Environmental Capacity
Modus has conducted a daily traffic volume assessment for the proposed development to ensure that
the proposed internal roads can accommodate the expected development traffic. Based on the existing
12 lots on Hoy Road, the expected existing traffic volumes on Hoy Road are 90vpd.
Additionally, the proposed site will introduce 9 residential lots and is anticipated to generate 68 vpd
(refer to Section 5). As a result, the total projected traffic volumes on Hoy Road are 158vpd.
