In accordance with Table 7.2 of the Noosa Plan, the daily traffic volume for the Hoy Road (classified as
a ‘Local Rural Road’) is a maximum of 1,000vpd. As such, the proposed classification of the internal road
will suitably accommodate the expected development traffic.

            4.2.4 Intersection Spacing

In accordance with the IPWEA Street Design Manual, intersection spacing is required to be 40m for
Access and Local Access roads, of which the proposed internal road network will be categorised, as
            detailed below.

The proposed internal development intersection provides a separation of 325m between the internal
intersection to the existing intersection of Hoy Road / Lake MacDonald Road.

As such, the separation distance is compliant with respect to IPWEA requirements.

                        Vehicular Access

            4.3.1 Driveway Design

The design of the proposed lot driveways has not been shown on the plans and are expected to be
provided during the detailed design stage.

However, it is expected all lot access driveways will be designed in accordance with the Standard
Drawing RS-049. This standard requires the width of access driveways for single and double
garages/parking areas to be proposed between 3m and 5m respectively.

            4.3.2 Driveway Locations

In the absence of lot access locations, it is recommended that each individual lot crossover is located
outside of the prohibited locations (i.e. 6m from the tangent points of adjacent intersections) identified
            in Figure 3.1 of AS2890.1.

                        Sight Distance

4.4.3 Site Distance – Lot Access

As outlined in AS2890.1, provision of Safe Sight Distance (SSD) is to be achieved in both travel
directions of the road frontage for access driveways, as is the case for the proposed lots within the
            internal road network.
As the internal network is expected to have a posted speed limit of 50km/h, the sight distance required
by AS2890.1 for domestic properties in both directions is 40m.
As detailed in Section 4.3.2 Driveway Locations, the location of the lot crossovers will be undertaken at
            the detailed design phase.
