Risks:
• Planning and Building Approval Risk: The proponent’s proposal includes minor internal works
and a potential extension to the tenancy footprint. These works are subject to Council
development and/or building approval processes. There is a risk the proposed works may
not be supported in full, which could impact the tenant’s ability to proceed as planned.
• Commencement Delay: The fit-out and approval process may delay the start of trading and
revenue generation in Year 1.
