MCU10/2083 Development Application part 2 - Attachment 4 - Economic Impact and Need Assessment
The newest development is Poinciana Place, a 2,874m2 centre that was
refurbished in mid-2006 and is now anchored by a 2,178m² Woolworths. It
provides the next nearest full-line supermarket to the west of Noosaville. The
open air strip mall provides a small range of specialty shops that include some
professional services, a gym, butcher, clothing store, Subway and Gloria Jeans
café. Three small and older retail developments (Tewantin Plaza, The Cooloola
Centre and The Atrium) and other street front shops and services line Poinciana
Avenue.
There is a small selection of fast food shops located on Memorial Drive with
tenants comprising a House of Chooks, Pizza Capers, Kebabylon Fresh, Eagle
Boys and Kiku Takeaway. Most of these outlets open at lunch time (generally
from 12pm-2pm) and then for dinner (from 4.30pm-10pm).
2.2.3 Neighbourhood centres
There are a several retail and commercial centres that cater for the immediate
and everyday needs of the local community. Most are anchored by
independent supermarkets and grocery stores. The following is a summary of
local-scale retail facilities in the area.
• Aldi opened a store along Weyba Road in late 2007. Adjacent to Aldi is
a small retail development comprising a bakery and café, Thai
restaurant, bookstore, Organika café and produce, and Legends Bar and
Grill. On the opposite side of Aldi, there is also a small convenience
store of about 100m² selling basic groceries and newspaper items.
• The Noosa Wharf Shopping Centre at Quamby Place is a small centre
located amongst tourist accommodation at Noosa Sound. This centre
has a 180m² 7-2-7 supermarket and is mainly made up of high end
restaurants. The centre did not appear to be trading well with five
vacancies observed.
• Bushlands Shopping Centre is a small convenience centre anchored by
a Spar Express of around a 150m². Other tenants include a liquor store,
hairdresser, second hand clothing store and bakery. The Spar Express is
open from 6.30am to 8pm seven days per week. The catchment of the
store is confined to the Noosa Bushlands estate.
• Noosa Outlook Shopping Centre is located along St Andrews Drive. It
is anchored by an IGA supermarket (around 600m²) and is
complemented by 13 specialties including a butcher, bakery, solicitor,
beauty salon, hairdresser and medical centre. The centre would mainly
cater to residents in the residential pocket south of Cooroy-Noosa Road.
2.2.4 Tourist retail areas
The predominant tourist retailing in the Northern Sunshine Coast region is the
Visitor Mixed Use Zone of Hastings Street, Noosa Heads. The Hastings Street
area enjoys an iconic status as one of Australia’s most famous and popular
