18. INSPECTIONS
The Contractor must request the Landscape Architect to attend inspections at the required inspections noted
in this document and as advised by the Landscape Architect. An Inspection schedule shall be developed in
conjunction with the Superintendent.
The Superintendent shall undertake inspections of construction work carried out by the Contractor
throughout the period of the Contract. Any delays or extensions to the program or maintenance period, and
associated costs arising from lack of notification to Landscape Architect by the Superintendent, are to be
borne by the Superintendent and Contractor. The Contractor is to provide at least 2 weeks notice to the
Superintendent prior to any inspection required.
Work is not to proceed without approval from the Landscape Architect. Failure to gain approvals may result
in rectification of substantial amounts of work at the Contractor’s expense.
The Landscape Architect may inspect the works without notice at any time.
Pre Start Meeting
The landscape pre-start meeting must be conducted prior to work commencing on site, giving at least 5
business days’ notice.
The pre-start meeting must be attended by the:
• Superintendent;
• Principal Contractor;
• Landscape Contractor;
• Landscape Architect;
• Council and / or relevant stakeholder representative
• All other relevant parties.
Structural Inspections during Construction
A Structural Engineer engaged by the contractor shall undertake inspections of structural construction work
carried out by the Contractor throughout the period of the Contract. The Contractor is to provide at least 48
hours-notice to the Superintendent prior to any inspection that the Structural Engineer will be on-site with all
reporting (Structural Certifications) due within 48 hours after the inspection.
Practical Completion Inspection
At Practical Completion the Contractor, the Landscape Architect, the Superintendent and the Superintendent
shall carry out a joint Inspection to ensure all landscape works have reached practical completion.
Items identified requiring attention, during the inspection are to be addressed immediately or as agreed.
The practical completion marks the start of the 52 weeks Establishment maintenance and Defects Liability
period.
Prior to the Practical Completion Inspection, the Contractor must provide the certificates below to the
Landscape Architect and Superintendent:
• Certification that all landscaping works have been completed in accordance with the approvals
• Soil Scientist certifications
• Pavements slip resistance certifications.
• Access certification that works meet all standard requirements.
• Wall, furniture and surface certification of anti-graffiti treatment.
• Maintenance manuals, parts and manufacture’s guarantees for all structures, furniture, pavement, seals,
fixtures or other used products.
