15. Am ended plans should providing a m ore open specialty shop interface w ith the
pedestrian frontage and incorporating additional landscaped or retained vegetation
areas. Additional street tree shading should be provided to all streets proposed.
Response:
Amended plans prepared by Mode Design are attached. These plans provide for improved shop
interface with the pedestrian frontage, through reduction of the finished floor levels of the shops to
the same level as the street and footpath, providing street awnings, varied footpath widths for street
furniture, footpath seating and landscape opportunities. Pinaroo Way provides for street planting and
shading.

16. P rovide a reconfiguration proposal as part of stage 1 identifying public road reserves
and developm ent lots A, D & E.
Response:
A reconfiguration proposal plan prepared by KHA Development Managers identifying public road
reserves and the development lots is attached.
17. Dem onstrate that the new public road reserves w ill be developed to a high
streetscape standard at no cost to council.
Response:
Amended proposal plans and landscape plans prepared by Mode Design are attached. These plans
demonstrate that the new public road reserves can de developed to a high streetscape standard
allowing for shared pedestrian and cycle use, street furniture/art/landscaping opportunity, slow speed
vehicle environment and connectivity between Arcadia Street and Pinaroo Park. Streetscape
requirements can be conditioned and addressed in further detail as part of a subsequent operational
works application.
18. Dem onstrate how lot A can be developed individually including the provision of all
access and carpark ing to support the proposed developm ent of the lot, w ithout the
reliance of lots D and E.
Response:
Refer item 2 of correspondence from TTM Consulting included in Attachment 1. This provides an
overview of parking demands and parking supply of the proposed development and demonstrates that
Lot A can be developed without reliance for Lots D and E for carparking.

19. P rovide a tree survey and assessm ent of vegetation on the site to assess w hich trees
should be retained/ rem oved/ replaced and m akes recom m endations for protection
and retention of ex isting trees through the design and construction stages.
Response:
An Arboriculture Report prepared by Coastland Arbor Services is attached. This report provides a tree
survey and assessment of the vegetation on site. Due to the extent of site works required for the new
road and development, and the site level changes to integrate with surrounding built form levels and
to comply with engineering standards, the majority of site vegetation will need to be removed. The
proposal and landscape plans do however identify potential tree retention opportunities and new
planting provision to create a high standard streetscape outcome, including a strong green link
between Arcadia Street and Pinaroo Rotary Park.
