32. Dem onstrate how the ex isting vegetation to the interface betw een the proposed
developm ent and bushland park (P inaroo P ark) and the proposed future road
ex tension to the N oosa Drive roundabout w ill be addressed through an arborist report.
The report m ust be prepared by a suitably qualified and ex perienced Arborist
(m inim um diplom a of arboriculture or I SA certification, and a m inim um 3 years
ex perience in the field of arboriculture) and include an arboreal assessm ent of the
trees located to the interface of the proposed developm ent and the bushland park
(P inaroo P ark), the proposed future road ex tension to the Noosa Drive roundabout
and their suitability for protection and retention.
Response:
An Arboriculture Report prepared by Coastland Arbor Services is attached. This report addresses the
interface between the proposed development and Pinaroo Rotary Park and the road extension to
Noosa Drive roundabout. As indicated in the report leaving existing masonary and tar seal in situ and
building the new footpath on top of this and compliance with AS4970-2009 will minimise impacts to
the existing vegetation within the Park from the new road.
33. The subm itted landscape docum entation requires additional inform ation to
dem onstrate how the proposed planting area in the car park w ill deliver a viable and
sustainable shade and am enity outcom e for the proposed landscaping elem ents.
Elem ents are to include;
(a) passive irrigation to garden beds
(b) storm w ater conveyance via vegetated sw ales to the proposed bio retention
treatm ent devices
(c) area and volum e of the grow ing m edia to ensure ongoing viability of the selected
vegetation.
Response:
There are many examples of viable and sustainable high quality landscape outcomes within hard
pavement and carpark environments. Further details to ensure a viable and sustainable shade and
amenity outcome will result will be addressed as part of a subsequent operational woks application.

34. Dem onstrate the proposed loss of public parking does not adversely im pact on the
parking dem and of the greater N oosa Junction com m ercial area including the need for
all day parking.
Response:
The applicant believes that a recent Council parking study undertaken as part of the Noosa Junction
Placemaking Project has confirmed that there is an adequate supply of car parks in the Noosa
Junction precinct.
In addition to the subject site, all day parking is currently available in The J Community Centre and
behind the cinema complex on Sunshine Beach Road. The development will provide 210 car parks
and 46 motorcycle onsite as part of Stage 1. In addition 43 car parks and 4 motorbike parks will be
provided onstreet within the new Pinaroo Way.
Refer item 12 of correspondence from TTM Consulting included in Attachment 1. This confirms that
the proposed development will not adversely impact on the parking demand of the greater Noosa
Junction commercial area and is expected to result in a more efficient use of existing car parking
areas.
