Town Planning Report
28 Eenie Creek Road, Noosaville and parts of the road reserves of Hofmann Drive and Walter Hay Drive
The proposed vehicular access locations are illustrated in the figure below, which has been extracted from the
Traffic Impact Assessment Report prepared by Cardno included as Appendix D to this report:
Internal vehicular circulation is accommodated by a new network of internal roads. At ground level a road runs
from access point 6 to access point 7 past the main pedestrian entry. Another internal road runs from access
point 4 along the eastern side of the expansion to connect with the abovementioned road at the north-eastern
corner of the expansion. Circulation aisles are provided throughout parking areas to connect to internal roads.
At the undercroft level the two access points (2 and 5) connect to a grid system of circulation aisles.
4.6.3 Servicing
The proposed development incorporates two new servicing areas associated with the expansion. The larger
of the two areas is located in the south-west of the expansion and is accessed from the extended Hofmann
Drive. This servicing area provides loading access to the two supermarkets, the discount department store
and a communal loading area for other floor space in the expansion. The second servicing area is located in
the south eastern corner of the expansion and is accessed from the new eastern internal road. This servicing
area provides communal loading facilities.
The proposal also involves the modification of the existing Noosa Civic servicing arrangements, presently
located to the south of the existing centre. These arrangements include two loading areas, one located to the
east of the existing discount department store tenancy and the other to the west of this tenancy. The eastern
area is accessed from the existing car park to the north, while the western area is accessed from the Rene
Street/Hofmann Drive roundabout. As a result of the construction of the proposed pedestrian link and the
reconfiguration of the eastern end of Noosa Civic, access to the eastern servicing area will no longer be
possible from the existing car park. A new servicing lane is proposed to be constructed to the south of the
existing discount department store, allowing access to the eastern servicing area from the western servicing
area.
The below table summarises the servicing arrangements proposed.
Location Loading Bays
Expansion - South-Western Area 3 service bays accommodating up to RCV
7 service bays accommodating up to AV
Expansion - South-Eastern Area 3 service bays accommodating up to LRV
Existing (Reconfigured) - Eastern Area 6 service bays accommodating up to LRV
