Town Planning Report
28 Eenie Creek Road, Noosaville and parts of the road reserves of Hofmann Drive and Walter Hay Drive
The existing Noosa Civic comprises a discount department store based shopping centre and service station
with retail shop floor space of 18,585m2 TUA, 7,056m2 TUA retail showrooms and 5,000m2 TUA commercial
office space.
The proposed expansion involves 22,870m2 GLA of additional and reconfigured retail floor space and 9,655m2
GFA of mall and back of house area.
There remains substantial capacity and therefore significant opportunity within the SBC, including the site, for
a range of future development to be provided, including non-retail business premises.
The current planning framework discourages development within the SBC to have frontage to Eenie Creek
Road and Walter Hay Drive, being the external road network. However, there remain opportunities for future
development to have frontage to the internal loop road, including Hofmann Drive.
6.2.2 State Planning Regulatory Provision (Adopted Charges)
The State Planning Regulatory Provision (Adopted Charges) establishes, amongst other things, a maximum
adopted charge for trunk infrastructure.
If the development application is approved, Noosa Shire Council may levy an infrastructure charge for
supplying trunk infrastructure pursuant to its Adopted Infrastructure Charges Resolution (No.1) 2014 (AICR).
Pursuant to Part 5 of the AICR, the following adopted charges may apply to the proposed development subject
to the application of any credits for existing development.
Defined Use Adopted charge for transport, public parks and Adopted charge for
