Site cover does not exceed 40% of the site area with the Site cover for a dwelling house does not exceed 40% of the
following specific exceptions: site area.
(a) 45% for a mixed use development incorporating non
residential uses at 247257 Gympie Terrace, Noosaville; Alternative provision to the QDC
(b) 45% for multiple dwellings on Lot 3 RP884396 (Noosa
Drive, Noosa Heads) or Lot 7 on SP322201 (Walter Hay
Drive, Noosaville) where a minimum of 20% of the total
gross floor area are affordable rental premises and all
dwellings are small dwellings; or
(c) 45% for multiple dwellings on any other site where
consisting entirely of small dwellings or a ratio of at
least three small dwellings to one other dwelling.
Editor’s note – Where the site is included in more than one
zone, site cover calculations are for that part of the site in the
High density residential zone only.
Editor’s note– Where a property is included in more than one
zone, for example in the High density residential zone and the
Environmental Management and Conservation Zone, only the
portion in the High density residential zone is considered
when calculating site cover, as the portion in the
Environmental Management and Conservation Zone
contributes nothing to development yield.
