       consisting entirely of small dwellings or a ratio of at
       least three small dwellings to one other dwelling.

zone, plot ratio calculations are for that part of the site in the
High density residential zone only.

Editor’s note– Where a property is included in more than one
zone, for example in the High density residential zone and the
Environmental Management and Conservation Zone, only the
portion in the High density residential zone is considered
when calculating plot ratio, as the portion in the Environmental
Management and Conservation Zone contributes nothing to
development yield.
