immediately recognisable as having a ‘Noosa’ style.
(h) The bulk and scale of development located on that part of the site in the Innovation zone is consistent with the
building height, plot ratio and site cover required by the performance outcomes of this code.
(i) Development promotes public transport use, walking and cycling by providing for end of trip facilities on site as
well as good linkages with existing or proposed networks and open space areas to provide opportunities for
active transport;
(j) Development responds to land constraints including topography, bushfire and flooding.
Noosa Business Centre Innovation Zone
(3) The following overall outcomes apply to the Innovation Zone at the Noosa Business Centre and are additional to the
overall outcomes of the Innovation zone:
(a) The Noosa Business Centre Innovation Zone outcomes are closely aligned with, and contribute to the overall
strategic intent of the Noosa Business Centre by providing for high value employment opportunities in key
economic sectors including creative industries, knowledge industry, digital economy, emerging technology and
environmental research industries.
(b) The Noosa Business Centre Innovation Zone provides for a flexible environment capable of adapting to the
emerging needs of innovation businesses by providing for flexible workspaces, scalability of emerging
enterprises, colocation and collaboration of like minded sectors as well as aligned complementary professional
services and knowledge based industries.
(c) Exemplary distinctive and subtropical design elements appropriate to the precinct and the setting which are
immediately recognisable as having a ‘Noosa’ style with buildings having a high quality design and
appearance to the street frontage with larger scale built form to the rear. Ground level should define the public
realm through appropriate architectural features.
(d) Land adjoining Walter Hay Drive maintains a natural vegetation buffer to effectively screen urban development
within the zone except at the key entry points.
(e) Development at key entry points from the internal roadway provides a distinctive and appropriate sense of arrival
through architectural design features, artwork or landscaping, providing external identification of the centre, and
internal wayfinding.
(f) Development visually and physically integrates with the adjoining Business Park Precinct in the Major Centre
Zone in terms of high quality design features, landscaping, built form and footpath/cycleway connectivity to
enable a seamless connection and transition between innovative industries and business enterprises to enable
a vibrant, connected and active Noosa Business Centre.
(g) Development incorporates landscape and architectural features that are consistent with the form of
development in the Noosa Business Centre with buildings located within a high amenity landscape setting.
(h) Character landscaping is to be located at the corner of Walter Hay Drive and extends along a portion of
Hofmann Drive providing a Gateway landscape buffer to transition from the natural high form bushland setting.
This landscaping shall include key feature mature trees interspersed with dense the mid and low form
vegetation to frame the gateway location. High quality feature landscaping is to be provided further along the
Hofmann Drive frontage incorporating interspersed mature feature trees to frame access points, allowing for
some visual permeability of buildings with dense mid and low form plantings that complement and contribute to
the surrounding parklike setting.
(i) Buildings are distinctive in design and in keeping with the Noosa style and present a high quality pedestrian
focus built form to the internal loop road. Buildings are to be interspersed with attractive and low key informal
spaces that feature mature vegetation interspersed with high amenity landscaping to provide for shaded
footways for pedestrian connectivity between buildings and proposed car parking to the rear.
