built form. The design includes permeable aspects and lightweight screening and transparent building
materials to filter natural light and create adaptable spaces that have a unique sense of the local
Noosa flavours they seek to promote.
In terms of Council’s specific concern on sun shading, the vernacular images below demonstrate how
the architecture embraces the visual connection towards the vegetated covenant areas to the east,
whilst providing fenestration elements that ensure the comfort, amenity and improved energy
performance of the building.

Building 3 – Lifestyle and retail showrooms
The intended lifestyle and retail showroom are a critical element of Noosa Marketplace as part of the
‘Movement economy’ whereby large retail showroom anchor tenants are attractors and circulate
people through the site at regular intervals. Theses tenancies encourage people to explore the other
distinct offers as a series of curated precincts in a contiguous layout that offer comfortable and
interesting places to visit and experience (e.g. F&B Pavilion, Marketplace etc).
We acknowledge Council’s direction on public realm, active transport and reducing the dominance of
car parking areas. The later point is also discussed further in response to Issue 8, Item 38 and Issue
9, Item 39b below.
A key focus in the revised design has been a coordinated approach to resolving Council’s identified
hydrology, stormwater quality, landscape, dominance of carparking, and internal streets / pedestrian
connectivity issues. The removal of proprietary devices in favour of a series of linked bio-retention
interventions has refined the northern car park with a new 5m wide landscape pedestrian spine a key
design intent.
The new pedestrian spine adjoins a smaller ‘town square’ that has been cut out of Tenancies T01 and
T15 (previously T17) which leads to public toilets and dedicated end-of-trip facilities, and as requested
in Issue 3, sub-item 12 IX and Issue 7, sub-item 31 below.
