Planning Application
Attached to the e-mail REC16/0007 Boundary Realignment Application - 183 Blanckensee Road, Black Mountain.
5.3 Overlays
The subject sites are affected by the following overlays:
Biodiversity
o Watercourses & Drainage Lines;
o Environmental Protection Area;
o Riparian Buffer Area;
Bushfire and Acid Sulphate Soils
o Medium Bushfire Hazard;
Landslide and Flooding
o Landslide Hazard Area;
o Rivers and Drainage Lines.
As the proposed development simply seeks approval for a logical boundary
realignment, an assessment of the applicable overlay codes is not considered
necessary. A snapshot and comment regarding each of these overlays has
been provided below.
5.3.1 Biodiversity
The subject sites contain
Environmental Protection Area,
Watercourses and Drainage Lines
and a Riparian Buffer Area. As a
result of the proposed boundary
realignment, the existing riparian
buffer area and the large majority
of the vegetation and watercourses
will be contained within the lot
boundaries of proposed Lot 245. In addition, the lot boundary between
proposed Lot 2 and proposed Lot 245 will traverse less vegetation than the
current situation. Therefore, the proposal is considered to result in a greater
environmental outcome.
