PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 9 DECEMBER 2014

Riparian Area
Riparian buffers and environmental enhancement/protection vegetation areas are mapped along
the existing creekline running through the site. Some new golf holes within Lot 3 are proposed
within the buffer area and, while they represent relatively low impact development and do not
require vegetation removal, there is potential for nutrient runoff and edge effects associated with
potential clearing of understorey vegetation. Conditions are recommended to retain and enhance
the riparian vegetation, with an Operational Works approval required for rehabilitation of an area
within 35m of either side of the creek. Operational Works approval will also be required for
stormwater management and treatment.
Landscaping
Operational Works plans for landscaping will be required to include the riparian rehabilitation
works and screening vegetation to adjacent premises for privacy and line-of-play protection.
Earthworks
The applicant indicates that approximately 1,800m3 of fill will be required to creat new greens
and the like. An operational works application will be required to ensure that the works are
appropriately undertaken.
Carparking
The existing 82 parking spaces on the site are considered sufficient to cater for the expanded
golf course, with further area available for informal overflow parking or creation of new spaces in
the future should it be required.
Stormwater
The proposed earthworks and additional grassed areas are expected to alter stormwater runoff
patterns and quality. The works should be carried out in manner that avoids impacts on the
environment and/or on the existing drainage conditions on other properties and include suitable
suitably treat stormwater prior to discharge from the site. Conditions are recommended requiring
operational works approval.
