6.Proposed Development Details
Material Change of Use

The proposal seeks approval a Material Change of Use to establish a Visitor Accommodation - Type 4
Conventional.
14-16 Mary Street is one of the only sites in Noosa identified as being an appropriate location for a Visitor
Accommodation - Type 4 Conventional use.
The proposed development represents a high-quality design which appropriately responds to local character,
environment and amenity considerations. The proposed building massing and composition is consistent with
the strategic intent of the site as prescribed within the Mary Street/Thomas Street Precinct.
The proposed palette consists of robust materials and finishes that have been carefully selected with
consideration to the elements of the coastal environment. As depicted in Figure 6 below the proposal
incorporates an architectural design which is reflective of the site’s subtropical setting and presents a modern,
elegant and attractive built form.
The overall design style is evocation of Queensland style architecture, featuring pitched roofs, expansive eaves,
verandas and large doors and windows.
