Basement
The proposed Visitor Accommodation - Type 4 Conventional use incorporates a basement carpark on the
site. The basement accommodates guest and staff carparking, communal laundry facilities and a multipurpose
room for the storage of the site’s service infrastructure. A lift provides guests and staff access to and from the
basement.
In assessing the site constraints and ability to achieve an improved aesthetic and landscaped outcome
investigations were undertaken for the provision of the carparking as a semi basement arrangement. The
building as required to meet the minimum floor height requirements for flood free areas had to be elevated
from the existing natural ground level. This provided an opportunity to use some of this height to establish the
basement carpark rather than a car park at grade which would have presented a poor landscaped outcome for
the site.
To protect the basement car park from flooding an automatic flood barrier is proposed. There are several
automatic flood gates on the market that use the rising flood levels and the associated hydraulic differential to
activate the barrier and raise it to protect the basement from flood waters. Further information regarding
Flood Barriers can be found at http://floodbreak.com/ and https://flowdefence.com.au/
The proposed design outcome has resulted in a total 809.5m2 or 36% of the site area to be landscaped rather
than a large proportion dedicated to hard stand car parking. Varied landscaping treatments are proposed to
create a lush, sub-tropical and inviting environment for hostel guests.
Established and dense plantings will be used to boarder the site and act as visual and acoustic barriers. Internal
soft and hard landscaping has been varied to create unique spaces within the development for respite for
guests.
