PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 11 DECEMBER 2018
5. Conclusion
This assessment has found that the proposed development as shown in Figure 4-2 will not impact on
the future coastal management option for this section of Sunshine Beach.
Previous analysis by BMT WBM (2013) has shown that the potential for erosion at the northern end
of Sunshine Beach in the vicinity of the subject site is currently very low. This is supported by a
review of historical aerial photography which indicates minimal movement of the vegetation line
over a 40 year period.
This assessment has also shown that the most significant considerations in relation to the future
coastal management options (i.c. coastal protection works) for this section of coast are:
1 Previously approved development seaward of the coastal building line on neighbouring
properties to the north ofthe site, and
| The elevation of the dune on which the development is located.
Due to existing development and the dune elevation it is not feasibly possible to locate future
coastal protection works within the property boundaries. This effectively negates the need fora
coastal building line to constrain development for coastal management purposes.
It is therefore concluded that relaxation of the coastal building line to allow for construction of the
proposed pool at 42 Seaview Terrace, Sunshine Beach as shown in Figure 4-2 will not adversely
impact on coastal processes and will not affect the future coastal management options for this
section of Sunshine Beach.
