PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 7 FEBRUARY 2017

For context the following aerial photograph identifies the areas affected by the application.
Attachment 1 details the location of lots 69 and 74.

                        PINE STREET

                             BAGNALLS ROAD

Condition 123
Roof runoff from any new dwelling shall be directed to a rainwater storage system or tank
(minimum storage 3000 litres per dwelling unit) that is plumbed to service the toilets in the new
dwelling and the landscaping areas. The design of the rainwater storage system shall be to the
satisfaction of the Manager of Plumbing Services.
Applicants requested change
The applicant requests the deletion of Condition 123.
The applicant has advised that amendments to the QDC no longer require the provision of
rainwater storage tanks for detached houses and therefore this condition is inconsistent with
State legislation. They also advise that the storage volume of the tanks is not considered as part
of the civil design and therefore their removal as part of current legislation does not impact on the
design of the stormwater solution for the development.
Assessment
It is considered reasonable to delete Condition 123 as when the stormwater design of the
development was assessed it was assumed that water tanks were full. Accordingly the removal
of the water tanks does not impact on the design of the stormwater solution for the development.
