5.3      Details of Proposal
The proposal comprises 8 multiple dwellings in 3 attached buildings. Each building is 2 storeys in height
with an overall maximum dimension of 7.5m height above natural ground.

Each dwelling is 3 bedrooms featuring 1 bedroom, bathroom and living areas on the ground level, and
a further 2 bedrooms, bathroom and second living space on the upper level (refer Appendix A and
Figure 7). An upper level balcony is located on the 4 units fronting Toolar Street. Each dwelling is
provided with a private courtyard at ground level.

The building design pays homage to Tewantin’s old and well-defined character exhibiting the country
coastal vibe, low rise design and significant landscaping. Figure 8 illustrates the proposed buildings
are inspired by the classic lines and form of the post-war characteristics of Tewantin and the Noosa
vernacular style. The design features lightweight construction, wide overhangs and verandahs, skillion
roofline, slightly elevated low scale building form, weatherboard cladding, the use of timber on the
exterior and large windows providing light and ventilation to capture coastal breezes.

Key character elements include the angular elements of the building, the low pitched skillion roofline
and the weatherboard texture. This is complemented by a lightweight post and rail timber fence and
mail box structure to complement he traditional 1950s influence of the design.
