The dwellings have been designed to be responsive to the sub-tropical climate of the region to help
maintain internal comfort. The light-weight cladding is predominantly FC ‘Linea’ board and ‘Axon’
cladding which provides excellent insulative properties when used with appropriate complementary
insulation. Timber is used in shade devices, screens and trims. Opening windows provide adequate
crossflow ventilation and natural cooling opportunity. The wide overhangs facilitate passive heating
during winter months and shade in the summer. Shading to eastern and western façade windows helps
address solar gain to internal spaces. The buildings are designed to achieve a 6 star Energy Rating.

Step-free entrances are provided to each dwelling to ensure accessibility for people with mobility
impairment with unencumbered doorways of 820mm and increasing to 920mm wide in units designed
for higher accessibility rating. Internal living areas are open plan and connect directly onto private open
space. The dwellings are designed to maintain a safe continuous path of travel from the street entrance
and parking area to the dwelling entrances. Internal corridors are either eliminated from the design or
1000mm wide to facilitate comfortable and unimpeded movement between spaces.

Each private open space is at least 25 square metres with a minimum dimension of 3.1 metres. The
private open space areas are provided with a covered area for shade and weather protection.
Secondary private open space is provided in the entry court adjacent to the second car space which
can double as an additional private courtyard if the resident needs to accommodate only one vehicle.
Figure 9 illustrates the entry court and second car space provision which is fenced from the main
driveway.
