5.4 Setbacks
The proposed development achieves the minimum setbacks to the building walls with minor relaxations
sought in relation to the outermost projection of window hoods, verandah overhangs and other
structures ancillary to the overall development. Where minor relaxations to setbacks have been
proposed, ample space is provided for landscaping and screening using both soft landscaping and
structural screening devices in the landscape. Side and rear site boundary fences are proposed at 1.8m
to maintain privacy to future residents and neighbouring properties. Overhangs, window hoods,
balconies and outdoor terrace roofs feature lightweight materials and design and do not contribute to a
significant change in bulk or scale of the building overall.
Rear
Setback to the wall of units 5 - 8 achieve the minimum setback of 6 metres. A minor encroachment by
the roof overhang on the upper level by 0.9m provides protection to windows on the upper level of that
wall. This minor encroachment is unlikely to result in a significant visual or amenity issue and does not
obstruct views.
