3.2      Surrounding Land Uses
Surrounding land uses are a mix of low and medium density residential consisting of single detached
dwellings, and small clusters of multiple dwellings.

The site is a walkable distance of approximately 400m from the Tewantin town centre. The site is also
walkable to many community uses including childcare, primary school, Masonic Hall, church, local parks
and sporting fields as well as a service station, local shops, offices and other local businesses.

Figure 6 below illustrates the zoning of the site and surrounds.

3.3      Site History
Survey records show that the two subject parcels were subdivided around 1953. Each parcel has since
been used a single detached house.

The Noosa Council online search results indicate no records of previous approvals over the subject site.



4. Pre-lodgement Discussions

The applicant engaged in pre-lodgement discussions with Council officers on 30 July 2019. At the time
of the pre-lodgement the Noosa Plan 2006 was in force.
