Planning Report IDAS Forms Cover letter, Owner's consent, Appendices 2- PLM minutes & 3 - Economic Needs - Email 1 of 4 MCU16/0153 & REC16/0041
Strategically located less than 20km from the Sunshine Coast Airport, 10km from Noosa
Heads and less than a 2-hour drive from Brisbane, the subject site represents a convenient
location to cater for the short-term accommodation needs of different target markets;
including the short-break and weekender market as well as the growing international
visitor market.
The scale of the proposed short term accommodation facility complements and maintains
the village nature of Peregian Beach by offering a boutique style accommodation facility.
The subject site presents the opportunity to consolidate residential development with
convenient access to the Peregian Village precinct, generating opportunities for
integration with surrounding businesses and for flow on economic and employment
benefits to the existing business precinct.
The proposed accommodation facility would define a clear planning boundary between
short-term accommodation and residential housing within Peregian Beach, whereby the
visitor accommodation base has been eroded and blurred by the substantial quantum of
holiday rentals which have established.
Residential dwellings provided as part of the development would help to meet the
Planning Scheme goal of providing residential development which includes a variety of
housing types and higher densities in proximity to neighbourhood centres.
There is limited capacity to deliver new residential choice in Peregian Beach, with the
subject development offering the opportunity to deliver some 26 permanent residential
dwellings proximate to the Peregian Village precinct.
The inclusion of residential dwellings and diversity of housing choice proximate to the
Peregian Beach Village precinct will contribute to the meeting of draft SEQRegional Plan
targets for some 8,100 additional dwellings in Noosa Shire between 2011 and 2041.
Economic and Community Benefits
Therefore, it is Urban Economics’s opinion that the proposed development would generate a
range of economic and community benefits for Peregian:
Increase the relative capacity for Peregian Beach and Noosa Council to capture emerging
and unmet visitor markets by introducing new boutique accommodation to the area.
Contribute to the diversity of employment opportunities in Peregian Beach.
Contribute to the diversity of short term and residential accommodation forms in
Peregian.
