7.0 CONCLUSIONS
The proposed Essence of Peregian development will offer a unique and boutique development
for Peregian Beach that will positively contribute to the local Peregian economy, whilst
maintaining the integrity of the Peregian Beach Village precinct and the primacy of Noosa as the
region’s premier overnight visitor destination.

Offering a mix of short term and permanent resident accommodation facilities, the proposed
development will cater for unmet community and economic needs within Peregian, and the
subject site represents a logical and strategic location from which to enhance economic and
community benefits for Peregian.

Declining occupancy rates for existing commercial accommodation facilities and a divergence of
performance of facilities in Peregian relative to other Sunshine Coast areas, are indicative of
some demand supply mismatch for short term accommodation in Peregian. The boutique scale
of the overnight or short term accommodation facilities proposed on the subject site and the
opportunity to target niche markets however, would not have a significant impact on the role
and performance of the existing short term commercial accommodation facilities in Peregian,
but would complement the existing array of accommodation facilities and introduce a new
product to the Peregian market.

There are emerging visitor markets for the Sunshine Coast and Noosa, for whom commercial
accommodation facilities are in limited supply. The proposed development will contribute to the
supply of boutique accommodation facilities that are likely to appeal to these emerging visitor
markets and complement existing accommodation in Peregian.

The proposed development would also contribute to the Peregian Beach Village precinct by
offering permanent residential opportunities on site. The broader Peregian area has been an
important residential growth market for Noosa Shire, with the proposed development
incorporating a limited mix of permanent residential opportunities contributing to improved
choice in living and lifestyles within Peregian, and opportunities for downsizing or upgrading
households to access modern, conveniently located residential dwellings whilst maintaining
connectivities to the Peregian Beach and Noosa lifestyle.

The proposed residential component of Essence of Peregian will contribute to improved housing
choice and to addressing declining affordability of the Noosa and Peregian Beach lifestyles by
providing some 26 modern residential dwellings within proximity of the Peregian Beach Village
precinct. More particularly, the proposed residential component will contribute to housing
choice and diversity around the Peregian Beach Village precinct, contributing to the vitality and
vibrancy of the Village precinct.
