MATERIAL CHANGE OF USE TO ESTABLISH MULTIPLE HOUSING & VISITOR ACCOMMODATION 215 DAVID LOW WAY, PEREGIAN BEACH 23 62. The proposed development provides a total of 115 car parking spaces (inclusive of one (1) PWD space), with a total of 40 car parking spaces associated with the attached Multiple Housing and Visitor Accommodation (Stage 2). It is also noted that a standing space for a Van is provided within the Multiple Housing and Visitor Accommodation (Stage 2). 63. The balance of the parking spaces are located within dedicated parking spaces associated with the detached units, as well as communal parking areas (8 visitor parking spaces). It is noted that all detached units contain a minimum of two (2) parking spaces, with the exception of the Camden House units, which containing an additional parking space, and the linear housing units (House Type 3), which provide a tandem parking arrangement and a total of three (3) parking space per unit. 64. Table 3 below, demonstrates the proposed and required parking specified in the planning scheme. As detailed in the Stormwater Management Plan prepared by Covey & Associates (Appendix 5), the subject site falls from east to west and discharges stormwater to the Lot 900 and ultimately the Noosa National Park, which is located directly west of the site. It is noted that the application remains consistent with the current approval, which allows the discharge of stormwater into the Noosa National Park. 66. Prior to discharging into the Nation Park, the stormwater is treated by three (3) bio retention basins, which are sufficient to adequately treat the stormwater, so as to meet the pollutant targets required by Noosa Council and the State Planning Policy. 67. The proposal will be connected to Unitywater’s sewer and water networks, with existing networks located within close proximity to the site. It is noted that the existing infrastructure is sufficient to accommodate the additional demand associated with the development. THOMCO (NO 2087) PTY LTD DECEMBER 2016
