Proposed to incorporate 20 motel units and 12 Dual Use Accommodation Apartments, Essence
of Peregian represents a similar scale of development to existing short term accommodation
facilities in Peregian, and would essentially increase the total number of rooms by some 26%,
whilst introducing a modern and new facility within proximity to the Peregian Village and
surrounding neighbourhood centre and recreational facilities. More particularly, the proposed
development would deliver to Peregian a comparable level and scale of development whilst
improving choice in style and location of short term accommodation.

A key feature of the Peregian accommodation market is the quantum of holiday rental properties
in the locality. Urban Economics notes that these properties are predominantly managed by LJ
Hooker Peregian Beach. TABLE 3.3 summarises LJ Hooker’s Holiday Rental listings which outlines
some 107 properties available within the locality.

Other holiday rentals are provided by operators such as Nest Holidays, Zinc Properties Noosa and
some individual premium property owners, typically for stays of at least 3 days. Prices range from
$100 per night for small units and apartments to $500 per night for prestige houses in the low
season; and from $300 to over $1,000 per night in peak seasons such as Christmas.
