A facility at 2201 David Low Way known as ‘Calypso Sands’ formerly provided nightly holiday
apartments within the locality, but has since ceased operation as a short-term accommodation
facility.

3.3.2 PROPOSED FACILITIES

There are currently no proposed facilities in the Peregian Beach region, but there are several
proposed accommodation facilities in surrounding localities.

Westin Coolum Resort & Spa – The Westin Coolum Resort & Spa is a $100 million 5-star hotel
proposed to open in 2021 in Yaroomba Beach, which would be Westin’s first Australian beach
resort. It is proposed to include 220 rooms with dining available on site, a spa, pool, workout
studio, and children’s area.

Twin Waters has recently been sold to Hainan Airlines following the unsuccessful attempt to
include some 160 5-star resort apartments under the Pullman brand. The sale reflects a strategy
to target increased international visitation by the buyer, via the future upgrade of the Sunshine
Coast Airport.

Other proposals with the potential to add modern short-term accommodation facilities within
the SCTR include the redevelopment of the Mooloolaba Wharf, a premium hotel within the Sun
Central CBD in Maroochydore, Badderam Eco Luxe Resort and Spa and the major ACTVE
waterpark development at Glenview.

These developments are all anticipated to include large scale hotel and resort developments that
will be positioned differently to the proposed boutique motel and accommodation units at
Essence of Peregian, therefore catering for different visitor segments than are typically attracted
to Peregian and for which the proposed development by virtue of its location and scale is
targeting.

3.3 IMPLICATIONS FOR THE SUBJECT SITE

The subject site is ideally positioned to include some short-term accommodation, capitalising on
its location which is proximate to the Peregian Beach Village precinct and its eclectic mix of shops,
cafes and restaurants; as well as the adjoining Peregian Village Market, Peregian Beach Hotel and
community facilities. However, this is a market dominated by considerable choice in holiday
home and short term accommodation letting with opportunities to also consolidate choice in
housing types proximate to the Peregian Village centre precinct.
