The location of the new building area also requires modification to the circulation aisle in the southern
corner of the site, which includes converting a section of the carpark to one-way.
It is noted that the existing access and servicing arrangements within the site are not intended to be altered
by the proposed development.
The proposed development plans are presented in Attachment B.
4 Parking assessment
4.1 Existing parking demands
The existing development contains a variety of uses which generate peak parking demands at various times
of the day. To determine the existing peak parking demand for the site, TTM have undertaken surveys over a
2-day period (Tuesday 15th and Wednesday 16th November) between 7am and 6pm.
The results of the surveys are presented in Attachment C.
The survey results indicate that the peak parking demand generated by the existing uses is 235 cars on the
Tuesday and 218 cars on the Wednesday.
It is noted that there were vacant tenancies within the existing buildings at the time of the surveys. The
extent of vacant area is 2,193m2, which equates to an occupied area of 3,861m2.
Taking into account the parking allocation for the child care centre (40 spaces), the surveyed peak parking
demands ranged from a parking rate of 1 space per 20m2 on the Tuesday to 1 space per 22m2 on the
Wednesday for the other uses on-site.
