Planning_Economic Impact Assessment
Section 6: Economic impact
• The resultant average turnover levels, both before and after the proposed
development, are also shown. Large format stores (currently only the Dan
Murphy’s store), is currently estimated to trade at around $15,300 per sqm,
and expected to continue above $10,700 per sqm going forward.
• Sales for all stores are expected to continue sales growth post this period, with
stronger potential for an improved tourist and visitor sector post the recent
decline in tourist numbers over the past few years.
Given all of the above, there is no reason to be concerned that any trading
impacts experienced by the proposed liquor facility in Noosa will threaten the
capacity of any one of those existing stores to continue operate successfully in the
future.
SPECIALTY RETAIL TRADE IMPACTS
As previously stated in the demand assessment for the proposed retail specialty
stores onsite, the scale of floorspace proposed (800sqm) is representative of only
a proportion of the additional retail specialty required to support population
growth throughout the catchment. By 2015, forecast population growth
throughout the PTA and STA is expected to demand up to an additional 2,160sqm
of specialty retail floorspace. By 2017 this additional demand is expected to be
up to 4,427sqm. The proposed 800sqm onsite represents approximately 37% of
the additional demand generated by 2015.
The proposed 800sqm of specialty retail uses at the subject site are expected to
largely capture demand from this growth within the market. While some existing
market share may be redirected from existing retail uses within the catchment as
a result of specific retail tenants, this trading impact is expected to be largely
offset by the growth in demand and expenditure throughout the catchment.
It should also be noted that in time, there is potential that the additional retail
specialty floorspace may actually result in positive trading impacts. The proposed
retail specialty uses will enhance the overall scale and mix of retail uses within the
area which will improve the retail offer for local residents providing them with
additional convenience and choice. An alternative is that other retail centres
