Planning_Economic Impact Assessment
Section 6: Economic impact
outside of the local catchment are established or expanded in order to serve the
future increase in resident generated demand.
TAVERN TRADE IMPACTS
As previously stated in the demand assessment for the proposed tavern use
onsite, the future licensed venue activity onsite will largely replace that existing
use offered by the Noosa Heads Bowls Club. While it will obviously not offer the
sporting and recreation function that the bowls club does it will provide some level
of consistency in regards to a licensed venue that offers a place for community
interaction and socialisation.
The future income for the proposed tavern is expected to be derived to some
extent from the existing demand captured by the Noosa Heads Bowls Club. This
transfer of demand from the existing bowls club to the proposed tavern will assist
in offsetting any potential trading impacts on competing licensed facilities. Any
trade impacts on competing venues are expected to be limited and largely offset
by forecast growth in the catchment, including growth in food and beverage retail
expenditure (forecast to increase by $5 million or 10% between 2012 and 2015).
In summary, the proposed tavern facility is not expected to generate significant
trade impacts on any one competing venue or limit the ability of any competing
facilities to trade viably. The consistency between the existing licensed venue use
onsite and the proposed tavern is expected to result in a transfer of demand
between these two uses rather than a significant redistribution of demand from
competing venues.
COMMERCIAL OFFICE TRADE IMPACTS
The proposed commercial office space onsite is expected to be limited in terms of
overall scale in comparison to the scale of additional floorspace required to
support future population and employment growth throughout the region. As a
result, the proposed commercial office space onsite is not expected to result in
any significant trade impacts with any short term impacts offset by expected
growth in demand.
