4. Site Details

4.1. Site Description

The Land is situated at 9 Maple Street, Cooroy described as Lot 3 on SP230055.

The Land has a total area of 11,255m2 and is severed by Marara Street which runs in a north-easterly
direction through the middle of the allotment.

The northern parcel of land (proposed Lot 31) will contain the Hinterland Adventure Playground, which is
currently under construction. The southern parcel (proposed Lot 30) will contain the existing Cooroy Library
and surrounding landscape grounds.

The Land slopes gently downhill to the north, toward Cooroy Creek which borders the northern boundary,
at an average gradient of approximately 5%. A drainage line runs through the northern parcel of land in a
northerly direction towards Cooroy Creek.

The Land is relatively clear of vegetation. A small portion of vegetation borders the northern boundary of the
site which is not identified to be of significance by the planning scheme.

A pathway and easement transect the Land in a northerly direction towards the Lower Mill site on the
northern side of Cooroy Creek.

The Land is serviced by standard urban infrastructure services including reticulated water and sewerage
supply, telecommunications, electricity supply.
