4.2. Surrounding Locality

The Land is located at the northern end Maple Street which is Cooroy’s main street and business centre.
The land adjoins the following uses:
    + to the north, the site is bordered by the Cooroy Creek and Lower Mill Site beyond;
    + to the east, the site bordered by the North Coast Rail Line;
    + to the south, the site is the Cooroy Butter Factory;
    + to the east is the Cooroy skate park and the Cooroy business centre further south;

5.1.    Framework for Assessment

Categorising Instruments for Statutory Assessment

In accordance with Section 43 of the Planning Act 2016, the following categorising instruments may contain
assessment benchmarks applicable to development applications:
•      the Planning Regulation 2017
•      the Planning Scheme for the local government area
•      any temporary local planning instrument
•      any variation approval
