     •    Having regard to the previous dot point, the approved development is designed in a manner
          to limit additional burden on emergency services in the event of bushfire. In addition, the
          current approval requires the preparation of a site-specific bushfire evacuation plan to
          append to future facility-based emergency plans. Two separate plans have been
          developed, one for the RAC facility and one for the retirement living facility (refer to
          Appendix E and F);

     •    The approved development does involve the storage of some hazardous chemicals due to
          the nature of the facility for cleaning purposes however, the storage of these is below the
          relevant thresholds and does not represent a hazardous chemical facility. Chemical storage
          is to be provided entirely indoors with all applicable safety and firefighting safety
          requirements (including signage, etc.) adhered to;

     •    The approved development seeks to remove vegetation from the site (but not all), therefore
          removing that hazard which is internal to the site. Some Glossy Black Cockatoo feeding trees,
          selected koala habitat trees and grass trees (where appropriate) are to be retained and this
          can be easily facilitated in a bushfire resilient manner.

Having regard to the assessment benchmarks also contained within the SPP, in place to guide
interim development, the following assessment is provided:
