Dear Assessment Manager,
In relation to 401 Sunrise Road Tinbeerwah, Application Ref MCU22/0067 This is a
submission in response to the above proposal.
My sister Karen Perkins and I are the owners of 403 Sunrise Road Tinbeerwah. We
have read the proposed development application MCU22/0067. Our objections are
related to the direct impacts to the neighbourhood’s quality of life and to our residence
403 Sunrise Road Tinbeerwah.
Identified impacts include the following:
• Potential increase in motor vehicle accidents, due to additional persons
accessing or leaving the driveway daily with no familiarity of the, at times difficult
conditions. The driveway has a limited sight distance when entering or exiting
Sunrise Road.
• Stormwater from any proposed development of the driveway being diverted onto
our property.
• Excessive and ongoing deterioration of the driveway.
• Driveway approaching onto 403 Sunrise Road property boundaries.
• Increase risk of additional or excessive parking on the driveway from non-
residents resulting in reduced access for the residents and services vehicles and
a reduced available turn around area.

Noted concerns and inaccuracies to clauses included in the proposal Ref
MCU22/0067
The proposal states that: “The property is accessed via an easement and runs past one
neighbour. It is acknowledged that the portion of the driveway near the neighbour is
unsealed and is proposed to be sealed prior to the commencement of the use.”
• Four neighbouring properties are accessed by the driveway, 393, 399, 401 & 403
Sunrise Road. The driveway runs along both 393 and 403 Sunrise Road.
• This clause implies but does not state that the cost the driveway to be sealed will
be incurred by the applicant or the owner, or future owner of the proposed
business.
• This clause dose not state that the ongoing maintenance and the cost in
maintaining the driveway will be incurred by the applicant or the owner or future
owner of 401 Sunrise Road due to the proposed change of the material use of
this property.
• This clause dos not clarify that any required upgrade to the driveway will be the
responsibility of the applicant or the owner or future owner of 401 Sunrise Road
for the duration to the proposed change of the material use of this property
We request consideration and outcome clarification to be provide for the
following:
• Number 403 Sunrise Road property boundaries will not be compromised.
• That before any proposed development of the driveway, a survey by a registered
surveyor will be completed identifying the properties boundary of 403 Sunrise
Road and the driveway easement boundary.
• That stormwater runoff from the driveway will not be diverted or discharge onto
the property of Number 403 Sunrise Road.
• That owners of 403, 393, 399 Sunrise Road will not be disadvantaged or accrue
cost related to the Application Ref MCU22/0067 or any associated upgrade or
maintenance of the driveway.
• That all potential security risk or safety impacts are considered and addressed so
there are no negative impacts to owners of 403, 393, 399 Sunrise Road
Page 3
• That the Development assessor of the application recognises that there are 3
other properties that access this driveway easement that will be directly impacted
by this application.
• That any conditional clauses placed on the Application Ref MCU22/0067 will be
enforced for the duration of the proposed material change of the property.
With reference to the above please could you assist us by providing any additional
information that is relevant. Please also provide a response addressing our concerns.
Kind Regards
Dianne Crookes
