GENERAL COMMITTEE MEETING AGENDA 17 OCTOBER 2016
(i) The fungal decay to the wall stop to the north eastern corner of the area outside of the male
toilets, as well as to the eastern end of some of the chamfer boards in this area.
(ii) The first vent pipe in from the eastern end of the northern side of the building is exhibiting
the effects of water penetration (fungal decay) in the area where the vent pipe passes
through the soffit sheeting.
(iii) The sets of louvres to the eastern side of the female toilet section of the building are in need
of replacing.
The painted finish to the western gable to the northern end of the building is at a stage
where it requires reinstating, as does the painted finish to the return to the western end of
this northern external wall.
These boards can be marked at the time the scope of works is being produced.
(b) Southern side.
(i) The lower four runs of chamfer boards to the southern end of the building, are to be
removed and replaced with new chamfer boards. The damaged sections of the chamfer
boards, are to be discarded and the sound sections of the chamfer boards, are to be used to
reinstate other damaged chamfer boards of the same mill, in other areas of the external
walls, where there is evidence of termite damage or damage due to the effects of fungal
decay.
These areas include but are not limited to the following areas:
The upper sections of the southern wall, the return to the western external wall and to the
eastern end of the southern external wall, near the broken downpipe. These and other
areas are to be marked on site at the time the Scope of Works is being produced.
(ii) The Mini Orb cladding to the window awning to the southern end of the building, in the area
outside of the eastern stage room is corroding and is due for replacing.
Eastern side. (Nearest the Railway line.)
(I) The lower section of the eastern gable to the northern end of the building, in the area above
the skillion roof above the disabled toilet/bar area is exhibiting the effects of fungal decay
and termite damage.
There is evidence of the effects of fungal decay to the chamfer boards below the western
end of the bottom rail to the northern and southern sides of the external stairs to the
eastern side of the building as well as to the area to the bottom of the external wall, in the
area below the two aluminium framed windows to the eastern end of the raised dining
room area but not limited to these areas.
The areas that require parts of the chamfer boards to be replaced due to the effects of
fungal decay can only be accurately ascertained by further invasive investigation and the
areas marked to identify same. The full extent will dictate the number of chamfer boards to
be removed from the lower section of the southern wall of the building.
