GENERAL COMMITTEE MEETING AGENDA 17 OCTOBER 2016
back from the western side of the building has a gap of approximately 19 mm between the
top of the stump cap and the underside of the bearer and as such, the bearer isn’t
supported on this stump.
It is further noted that there are some stumps in this area that are leaning towards the west
at the top of the various stumps.
(d) The tie-down (anchor bolts) to the building to the stumps in general is generally non existent
except for a couple of tie-down anchor bolts to the southern end of the sub-floor area.
The tie-down for the building in general is in need of reassessing and where required
additional, appropriate tie-down (Anchor bolts) to be installed.
(e) The stump caps and ant capping to the various areas, should not be relied on as part of a
competent termite management system in their present form.
It is noted that there is evidence of rust and corrosion as well as distortion of various stump
caps to the various stumps to the building, especially but not limited to the eastern side of
the building.
(f) The drainage under the southern end of the building, especially under the stage and kitchen
area, but not limited to this area is in need of addressing so that water cannot continue to
be directed under this section of the building.
The water from the incomplete/broken downpipe outside of the south eastern corner of the
original building /stage area is also directing a significant amount of water under the
building.
Part of the rectification work for this downpipe will be to check the stormwater pipe located
at the base of this downpipe, for blockages.
(iv) Bearers & Sub-floor etc:
(a) The northern end of the fourth bearer in from the eastern side of the building and which is
located over the fourth stump in from the northern end of the building, isn’t adequately
bearing on the stump.
(b) The bearer to the southern end of the building and which is located to the rear of the stage
area is exhibiting the effects of significant termite damage.
This bearer will require the debris to be vacuumed out and treating with an appropriate
timber preservative (Copper naphthenate or Disodium Octoborate Tetrahydrate (Protect
Timber) and an additional bearer to be added to the northern face of the bearer, whilst
leaving the original bearer in place.
The installation of this supplementary bearer can be carried out at the time the four or more
lower chamfer boards to the southern end of the original section of the building are
replaced.
