GENERAL COMMITTEE MEETING AGENDA 17 OCTOBER 2016
See 3.002 THE EXTERIOR OF THE BUILDING.
Further information in relation to the carrying out of the installation of the supplementary
bearer and the necessary protection of the existing bearer can be provided if required.
The tenon to the bottom of the external studs to the southern end of the original building,
have been eaten by termites and as such, the bottom of the studs are to be securely fixed to
the supplementary bearer.
Further details can be provided if required.
The bottom of the 75x16 RHW. diagonal timber braces to the southern external wall, are in
need of terminating property due to the existing termination being negated by termite
damage to the ends of the 75x16 RHW braces.
Note: The braces will be able to be addressed easily whilst the lower chamfer boards are off
the wall.
(c) The bearers (125x100 RHW) to the south western corner of the building are in need of
rectification work to be carried out, due to the bottom section of the southern end of the
western bearer, being significantly compromised by the effects of termite damage.
The bottom of the 100x100 corner stud to this area is also in need of minor modification to
be carried out at this time due to the effects of termite damage. Further information in
relation to the carrying out of the rectification work to this area of the existing bearers and
corner stud can be provided if required.
The bottom of the 100x100 wall stud that is located over the second bearer back in from the
western end of the southern external wall is in need of minor modification to overcome the
effects of termite damage.
Note: The finished height of the soil under the bearers to the south western corner of the
building, should be lowered and maintained so that there is aminimum of 100mm
clearance at all times.
(d) It is strongly recommended that the soil under the bearers in this area and the ground, out
to 150 mm each side of the bearers is treated with Termidor or better, in order to minimise
the risk of termite infestation.
See notes on the retaining timber across the base of the western side of the building.
(e) The wall plates that have been fitted to the eastern and western ends of the stage floor
framing and on which the floor joists are supported, have been nailed in position.
| would strongly recommend that the wall plates in this area under the floor joists have
additional hot dipped galvanised (HDG), Type 17 screws installed to each stud onto which it
is fixed.
(f) The western end of the southern bearer below the kitchen, has settled downwards by
approximately 30 mm., due to the effects of termite and fungal decay. This bearer will
require jacking back into position and the appropriate steel brackets to be fitted under the
bearer and to the internal face of the bearer.
