GENERAL COMMITTEE MEETING AGENDA 17 OCTOBER 2016
(g) The section of the bearer that is located approximately 300 mm back from the western end
of the second bearer back from the southern side below the kitchen is exhibiting a fracture
in the bearer.
This fracture appears to be due to a natural fault in the timber bearer and would in my
opinion, have been present for a very long time.
This defect can be addressed by jacking up the dropped area of the bearer and plating with
either with a steel cheek plate bolted to the side of the bearer or an additional seasoned
timber bearer, being bolted to the existing bearer.
(h) The bearers to the south eastern corner below the kitchen, are exhibiting damage due to the
action of timber pests (termites and fungal decay). This section will require the appropriate
steel brackets to be fitted as well as the bottom of the corner stud being reduced and
secured to an additional piece of timber that is to be installed on top of the bearers in this
area.
It is further noted that the bottom of the wall stud in this area is also in need of modification
due to the effects of timber pests.
The exact method of rectification will depend on further invasive investigation of the bearers
and corner stud in this area.
(i) There is evidence of the effects of fungal decay to the third bearer in from the southern end
of the eastern side of the kitchen. This is in the area near the northern edge of the landing
that runs off to the eastern side of the kitchen.
This area can be rectified by installing a steel plate against the western face of the eastern
bearer.
(v) Termite Management System etc.:
(a) The termite management system under the building is in need of maintenance.
To ascertain the full extent of the additional work required, will require access to the
Certificate of Treatment and associated paperwork that has been provided to the RSL. At the
time they had the termites treated.
(b) The piece of timber that is located to the western end of the southern face of the concreted
area that forms the floor to the entry / foyer area is in ground contact and in contact with
the timber frame of the floor to this area.
This should be removed or modified as part of a competent termite management system.
3.004 EXTERNAL ROOF AREA & ACCESSORIES.
(i) ROOF, GUTTERING & RAINWATER DOWNPIPES:
(a) The galvanised corrugated iron roof over the awning to the east of the entry/foyer area is
exhibiting the effects of rust and minor corrosion.
The fixing of the various roof sheets to this awning is at a stage where a reasonable wind
event from the right direction, either to the east or the west could strip the sheeting from
the roof frame.
