GENERAL COMMITTEE MEETING AGENDA 17 OCTOBER 2016
The metal awning stays are exhibiting the effects of rust and corrosion and as such, should
be reassessed at the time the scope of works is being produced or when the roof to the
awning is replaced or refixed.
It would be prudent to verify the connections of the awning stays, as well as the awning
frame at the time the roof is removed or repaired.
The corrugated galvanised iron roof over the awning to the east of the entry/foyer area is a
pre 1966 profile (double under/double over) and not the modern custom orb profile
(under/over). This will give you a good indication of the age of the roof.
(b) The skillion roof over the eastern sitting area, bar and the male toilets is exhibiting the
effects of rust and corrosion.
It is noted that there are holes in the lower section of the roof, in the area down stream
from the rainwater downpipe to the north eastern corner of the raised dining area.
The water damage to the eaves soffit and fascia’s in this area, can easily be seen from
ground level. The soffit sheeting is sitting down away from the frame on the southern end of
this eaves soffit area to the southern end of the skillion roof over the sitting area
The cause of the holes in the roof above the fascia/eaves soffit is due to the fact that the
water from the colour bond sheet roof that has been fitted to the original hall, has provided
an inert catchment area that is depositing the roof water from the upper gable roof onto the
lower zinc coated skillion roof over the sitting area, thus causing corrosion.
The downpipe in this area as well as the area above the south western corner of the kitchen,
haven’t had an appropriate spreaders installed.
This should be addressed at the time the rainwater gutters are replaced and the lower
skillion roof over the sitting area and the kitchen are replaced or repaired.
Note 1: The rainwater gutter to the eastern side of the roof over the southern section of the
stage area, has failed due to the effects of an inert catchment directing rainwater into the
zinc rainwater gutter that is located above the western end of the kitchen roof.
Note 2: The rainwater gutters to the building, are generally zinc coated and as such the inert
catchment caused by the fitting of the colour bonded roof sheeting, has caused the
premature degradation of the rainwater gutters.
Note 3: The rainwater gutters, should be replaced with Colorbond rainwater guttering, so as to be
compatible with the colour bonded roofing that has been fitted. The existing Zinc coated
guttering is breaking down prematurely due to the effects of the inert catchment caused by
the colour bond roof sheeting or run off from the colour bond roof sheeting.
(c) The top two saddles (astragals) to the rainwater downpipe to the northern end of the
eastern external wall are not secured on one leg. This will require addressing as part of
normal maintenance.
The rainwater downpipes, can be replaced where required at the time the roof is replaced in
this area above the sitting area to the eastern side of the building.
